Going On the Market When You Are Not Ready:
 
Some sellers go on the market but their houses are not ready or   "prepared" to go to market. A seller has one chance to impress a buyer and buyers make purchase decisions very quickly. It is imperative that a home is well prepared prior to going to market. This includes decluttering, painting, and staging.  Staging can mean either using a stager's furniture and or carefully culled seller furnishings or a combination of both.
 
Allowing A Buyer Agent TDictate The Narrative:
 
Some buyers and  or their agents like to control the offer narrative. When a seller lists a home, it is up to the seller and their agent to decide when and how to respond to offers.
 
Not Using A Professional Photographer OProfessional Videographer:
 
Professional photography and professional videography are key to best showcasing your home.

Dual agency means the selling agent will act on behalf of a buyer AND seller in the same transaction. This has inherent conflicts of interest and is not good for the buyer, seller or agent. Make sure that your selling agent only represents you.
